We have a number of options to help maximise your property returns as a landlord or investor.
There are many benefits to a landlord when converting a rental property into serviced accommodation!
Simply put, we become your tenant. We are looking to rent from Landlords long term, we pay the market value in rent on time every month and we fit out the property to a show home standard.
We let the property to our established guests for a minimum of 2 nights at a time. Our sister company - The Royal Oak in Long Whatton - has 12 letting rooms and we have built up a vast customer database since 2007. Typically, the property would be rented to corporate guests during the week and to people visiting family, children at university or attending weddings at the weekends.
We would also use Airbnb for bookings during any quiet times. All guests will be vetted before allowing to book.
Our cleaning team inspect the property every week and we take care of any minor maintenance issues that may arise.
With prior agreement, you are welcome to visit the property whenever you wish to ensure we are keeping it to the highest standard.
You let out the property as short term serviced accommodation and we take care of all the bookings, management and cleaning. Rather than receiving a fixed monthly rental you will receive a varied rental income which is expected to be far higher.
You will be able to claim full mortgage interest rate relief so clause 24 changes will not be applicable.
We can also put you in touch with a capital allowance surveyor that has a 100% record in typically securing a 20%-30% tax reduction of the property purchase price. This can be offset on your tax return and can save tens of thousands of pounds. This is called Capital Allowances, is only available to landlords with holiday lets and serviced accommodation and can only be used once on each property.
You can also register for small business rate relief and not pay any council tax.
The property will require decorating and furnishing to a good quality standard, this can be done by the landlord or by Epitome Accommodation's team.

Our portfolio plan is to purchase two-bedroom properties for serviced accommodation and large occupancy holiday homes.
Typically a £60,000 investment would be used to purchase a house and the security would be a second charge against it.
Over 3 years we would look at paying 8% fixed interest. This would be a monthly interest payment of £400 which would be £14,400 over the 3 years. After the 3 years, we would then repay your original £60,000 investment.
This could be done through various ways such as using our rental profits, other company profits, our capital allowance and refinancing.
Alternatively, you can leave your money in the deal and continue to receive interest
